Tamil Nadu begins a state-wide review of property guideline values
The Registration Department has ordered a state-wide review of the market value guidelines used to calculate stamp duty. The State Valuation Committee met on 15 July 2026, and on 18 July the Inspector General of Registration directed district collectors to set up valuation sub-committees to correct eight categories of anomaly. Streets will be reclassified using electricity-connection data — 60% or more commercial connections marks a street commercial, 25 to 59% mixed-use, below 25% residential. The review covers 1,020 villages and town panchayats near urban bodies, agricultural land inside municipal limits still valued at farm rates, and highway stretches where frontage of similar quality is valued very differently. No implementation timeline has been announced.
Guideline values decide your registration cost, and they are fixed at the value on the day you register — not the day you book. Peri-urban villages like ours are exactly the 1,020 being reviewed against nearby urban rates.
